Historic Building Scan to BIM Case Study

Acurabim converted point cloud scans of a historic East Grace Street residence into an accurate BIM model for preservation-grade renovation.

Project Overview

400 East Grace Street – Scan to BIM for Historic Residential Building

400 East Grace Street is a historic residential building located in downtown Richmond, Virginia. The project required the conversion of laser-scanned reality capture data into an accurate BIM model to support renovation planning, asset management, and future facility operations.
The primary objective was to create a reliable digital representation of the existing structure while preserving the architectural character of the historic property.

The Challenge

Historic Building Complexity

  • Original construction dating back to 1922
  • Variations in floor layouts and wall alignments
  • Aging architectural elements requiring accurate capture

Existing Conditions Documentation

  • Limited availability of updated as-built drawings
  • Requirement for highly accurate existing-condition verification

Point Cloud Processing

  • Managing large laser scan datasets
  • Translating complex scan data into an intelligent BIM environment

Our Scope of Work

Laser Scan Processing

Using Autodesk ReCap, point cloud data was processed and prepared for BIM development.

Architectural BIM Modeling

Created detailed Revit models including:
• Building envelope
• Exterior façade
• Windows and doors
• Roof structures
• Interior layouts

Structural Modeling

Modeled key structural elements:
• Structural cores
• Columnsy
• Beams
• Floor systems
• Vertical circulation areas

Existing Conditions Documentation

Developed:
• Floor plans
• Elevations
• Building sections
• 3D visualization models
